Most Morris County homeowners find out what their HVAC warranty actually covers at the worst possible time — when something breaks. The system fails in July, they call for repair expecting the parts to be covered under the 10-year warranty they remember from installation day, and then learn it lapsed to 5 years because they never registered the equipment. Or they discover the warranty covers parts but not the $200 labor charge to install them. These are avoidable surprises, and this guide walks through exactly what you need to know.
The two types of warranties and why both matter
Every HVAC installation involves at least two separate warranties, and they cover completely different things.
Manufacturer warranty covers the parts — the compressor, heat exchanger, circuit board, coil, and other components of the equipment itself. When a capacitor fails on a two-year-old Carrier system, the replacement capacitor is covered under the manufacturer warranty. The technician's time to diagnose and install it is not.
Labor warranty (also called workmanship warranty) covers the technician's time and the quality of the installation work. This comes from your contractor, not the manufacturer. But this is contractor-specific, and not every HVAC company in NJ offers the same terms. Ask explicitly before signing any installation contract: what does your labor warranty cover, and for how long?
Understanding this distinction matters because a compressor failure on a 7-year-old system might mean the part is covered under warranty but you're still paying $300 to $500 in labor to have it swapped. That's not a scam — it's how manufacturer warranties work. But homeowners who don't know this get surprised.
The registration trap that most NJ homeowners miss
Here's the one thing we wish every homeowner we installed equipment for would hear clearly: you must register your HVAC equipment within the manufacturer's registration window — typically 30 to 90 days from installation — to receive the extended warranty.
Every major manufacturer — Carrier, Trane, Lennox, Daikin — offers two warranty tiers:
- Registered warranty: 10 years on compressor, 10 years on other parts, sometimes lifetime on heat exchangers in premium furnaces
- Unregistered warranty: 5 years on parts, no exceptions
If you never registered your equipment, you have a 5-year parts warranty, not a 10-year one. Given that most HVAC systems have their first significant component failure between years 7 and 12 — after the unregistered warranty has lapsed but before the registered warranty would have expired — this is a real financial issue.
Registration is free and takes five minutes online. Your installer should give you the model and serial numbers at the time of installation. If you're not sure whether your equipment is registered, most manufacturers have a lookup tool on their website where you can enter the serial number and check the status. If you bought a home and the previous owners installed the system, check registration status — it may still be in the previous owner's name and transferable.
What actually voids your warranty in NJ
Warranty language is written by legal teams, and it can be broad. The most common real-world voiders we see in Morris County service calls:
Installation by an unlicensed contractor. All major manufacturers require that their equipment be installed by a licensed HVAC contractor. If a homeowner self-installed, or if a contractor without the appropriate NJ HVAC license did the work, the manufacturer warranty may be void from day one. When buying a home, always verify that HVAC permits were pulled — permits require licensed contractors, which is your evidence of proper installation.
Refrigerant added by an uncertified technician. EPA Section 608 requires that anyone purchasing or handling refrigerants hold EPA 608 certification. Refrigerant added by an uncertified individual — or a company that doesn't have certified techs — can void warranty coverage related to the refrigerant circuit.
Modifications to the system. Installing a non-approved thermostat, adding a UV system in a way that wasn't approved, or modifying the ductwork in ways that change system airflow can all create warranty complications. This doesn't mean you can't add accessories — it means you should use a certified installer who understands the implications.
Failure to maintain the system. Many manufacturer warranties require documented annual maintenance. If you make a warranty claim and the manufacturer asks for maintenance records you can't provide, they may deny the claim on the basis that neglected maintenance caused the failure. Extended warranties and service contracts
Beyond manufacturer warranties, you have two other options for protecting against repair costs:
Extended warranties (also called service contracts) from manufacturers or third parties cover parts beyond the standard warranty period, sometimes including labor. These typically run $150 to $400 per year and vary widely in what they actually cover when you make a claim. Read the exclusions carefully — many exclude normal wear items or require the claim to go through the original installer.
Annual maintenance plans from your HVAC contractor are different from warranties but serve a related protective function.
